Preparing Your Property

Tips for all areas

  • House should be cleaned thoroughly: vacuum, mop, clean countertops, clean windows, make beds, place shoes and jackets in closet, etc.
  • Replace all lightbulbs that have burned out
  • Light bulb temperatures should match (incandescent or fluorescent)
  • All lights and lamps should be turned on
  • The following should be turned off: ceiling fans, TVs, and computer screens
  • Open all window treatments and/or blinds
  • Remove the following items: personal photographs and small rugs to showcase flooring

 


Curb Appeal

  • Remove cars from driveway and front of home
  • Clean up landscaping (mow, trim shrubs, clear leaves, cobwebs)
  • Remove the following if visible from street or backyard: empty planters, water hoses, bikes, toys, balls, sports equipment, etc.

Back Yard

  • Clean and straighten: porch, outdoor tables/chairs/cushions, pool
  • Remove the following: pool vacuum, pool cleaning supplies, water hoses, trash cans, kid toys, pet toys, pet waste, sports equipment, etc.
  • Turn on outdoor features: lighting, pool fountains, etc.

Kitchen

  • Remove the following: objects on countertop (baking supplies, etc.), refrigerator items (magnets, photos, etc.), all appliances, garbage cans, and dishes from sink
  • Wipe down sink and outside of refrigerator, stove, and microwave

Dining Room & Table

  • Dust and/or polish dining room table
  • Decorate with one centerpiece as well as place settings if possible
  • Remove highchairs and other child seating or tables

Living & Family Room

  • Remove toys and all paper (magazines, mail, newspaper)
  • Remove excess decorations/art/photos on fireplace mantel
  • Clean fireplace
  • Dust furniture and fireplace mantel
  • Arrange decorative pillows if available

Master Bedroom

  • Make bed with all pillows available
  • De-wrinkle bed skirts
  • De-clutter nightstands and dressers
  • Remove all electronic cables and photos
  • Remove all items from under the bed that are visible
  • Straighten bookshelves
  • Close closet doors

Kid & Guest Bedroom

  • Remove all wall decorations (stickers, posters, names, etc.)
  • Remove diaper changing supplies (diapers, diaper genie, etc.)
  • Remove all items from under the bed that are visible
  • Remove excess toys (toys that do not have a clear and organized place)

Bathrooms

  • Remove all items from countertops, showers, tubs, dirty towels, and floor mats.
  • Use clean towels for display
  • Close closet doors and toilet seat lids

Pets

  • Remove food and water bowls, pet beds, toys, pet hair from furniture and baseboards
  • Place pets in hidden crate or take with you when house is shown
